I searched for years to find this ideal piece of property and now, after 20 years living here, it’s time to sell.  The property is ten acres in three parcels in Alaska’s smallest city of Kupreanof (population 23).  A slough winds behind the house–or a point is wrapped parallel to the beach giving 1/4 mile of salt-waterfront adjacent to the Petersburg Creek/Coho Creek estuary providing some of the best crabbing, clamming and fishing in Alaska.  A half hour boat ride takes you to the Le Conte Glacier to the East and/or the Stikine River to the South.  Five minutes commute by boat takes you to the town of Petersburg Alaska (you’ll think you’re in Norway).

The acreage is surrounded by USFS (one private neighbor to the south) with 15 outbuildings, 500′ of boardwalk and an Alaska cabin fit for a Hollywood movie set.  Perfect for a lodge business or gentlemen’s retreat.  Located at the northern end and final bend of the Wrangell Narrows in Petersburg Alaska, Kupreanof Island side, it has commanding views of the Stikine Icefields and Devil’s Thumb.  Off grid for privacy yet 5 minutes to the town of Petersburg by boat where AK airlines and Alaska Marine Highway System operate for convenient access to the Lower 48.

A frequent appearance–all ship traffic to Alaska (except large commercial cruise ships) pass by Buoy 54–my “address.”

Power is supplied by two solar arrays which produce about 3600/watts/hr on a cold winter day.  Hydro is a FERC approved and licensed in perpetuity, Scott 1.5KW turbine with 458′ of penstock and two intakes.  Power is more reliable than Petersburg.  Back-up 5.5KW diesel (Northern Lights) generator–6000 hours.  SolArk 12KW inverter/charger and two Discover 48VDC 250 AmpHour batteries–three years old system.

Main cabin heat is an imported Finnish Tulikivi masonry heater with electric heating coils to take the overage from the hydro.  Fireplace.  Propane heater.  Many antiques accumulated by the four owners over 100 years old.  Historical provenance, photos of the building process and hand carved totem-pole 24″ carved by the previous owner (nice!).  Here are a few pics of the house and environs:
