PARTICULARS

JACKSON HOLE:is a valley bordered on the north by the Yellowstone Plateau, the Gros Ventre Mountains on the east, Snake River Ranger on the south and the Teton Range on the west.  Grand Teton National Park lies within the valley and occupies the majority of the "Hole."  The town of Jackson lies at the south end of this valley.  Teton County is unique in that is is about 98% government land or a little more than 2% privately held.  It contains two National Parks, the Teton/Bridger National Forest, three ski areas, unlimited outdoor summer and winter recreation and proximity to Salt Lake City (five hours by car). It also boasts excellent schools, superb medical facilities, a progressive government, a summer music festival, an airport, and abundant wildlife.  For more information contact www.jacksonholechamber.com.

LOCATION: 465 West Saddle Butte Drive, on East Gros Ventre Butte immediately NW of the town of Jackson, Wyoming (pictured above). There are only 20 homes on this 10,000+ acre butte with the remainder in large unsold parcels, or open space.  The two acres are covered with aspen and gently slope to the NW with majestic views of  the Teton Range.  The Guest House is approached on the lower road whose address is 580 W. Saddle Butte Way.

HOME:  The home is a three level Utah spruce log and Montana stone 4400 square foot "Park Lodge" style design.  There are three bedrooms--master and guest on the top floor, and guest on the main floor.  There are four and a half baths.  Master has a king-sized pine log bed-frame, remote controlled gas fireplace, TV, and a great view of the Jackson Hole Ski area across the valley.  The master bath features a tiled twin shower, jacuzzi and two vanities.  Floors are slate stone. The main level has a spacious kitchen with Jenn Air appliances, Sub Zero refer and knotted alder cabinets and floors.  The great room has an open vaulted 20' ceiling with a full length Montana stone fireplace custom designed with a contraflow system (similar to the Tulukivi) that is capable of heating the house.  A warming oven is tucked in the back for crock-pot cooking while you're skiing..  A wet bar, half bath, storage room, mud room, and guest bedroom are also on this level.  There are five access doors to a spacious deck that wraps the three view sides of the great room/kitchen.  Basement level has large rec-room with fireplace, bathroom, shower/sauna complex, washer/dryer, closet,  heated parking for two cars, a utility area (boiler/hot water), and tool room with four member storage areas. 

PROPERTY:  The two acre property is aspen covered with "window" views to the NW of the Teton range with the Grand Teton as the focal point.  The road up from town is gravel with a dust-guard cover and is graded twice a year.  It is plowed in the winter and passable year-round.  The entrance crosses Flat Creek from the intersection of Millward and Mercil Streets about four blocks from the town center.  The elevation of the property is about 7000 feet and is about 10 degrees cooler in the summer and 10 degrees warmer in the winter.  It is a very private location.

GUEST HOUSE:  This cabin is also log and was built in the1975 with a full remodel in 2000.  It is currently rented for $800/month and pays for most of our overhead.  It is located at 580 W. Saddle Butte Way, on the lower end of the property with a separate driveway on West Saddle Butte Way. 

LANDSCAPING:  Follows the same park theme with a rock wall continuing from the home, becoming more "jumbled" turning into a "mountain ridge" with bird-bath basins and several squirrel warrens before dissolving into the ground.  Two large entrance cairns and a large lighted flat stone stairs with multiple "trail" options lead one to the entranceWild flowers mini-meadows and a small cascade (from a hose-bib) will complement the stonework. It is currently under construction and should be completed the fall of 2001.   

MISCELLANEOUS: The home is wired with the Vantage system that allows up to eight lighting options for each room, fade, all off, etc.  Heating is hydronic in-floor heating in all rooms including garage (except top floor). Roof is 30 year composit shingle with a 60+ R-factor.  Heating costs have not been estimated at this time.  Property taxes are estimated to be about $8000/year, insurance is about $2000 year and Association dues about $1000/year.  Rental income is about $10,000/year.  The landowners association holds an annual meeting in August.
